FAQ

Renting a villa in Saint-Tropez

Saint-Tropez covers a little over 1,000 hectares and has fewer than 4,000 year-round residents. The peninsula has no coast road: there is one way in, and that constraint governs the summer far more than any distance does.

The address therefore settles the stay. The village and its port on one side, the residential estates of Cap Saint-Pierre and Les Salins on the other, the beach road running south: three ways of spending a week, a few kilometres apart.

Homebooker follows villas across the whole gulf, in the commune of Saint-Tropez and in those bordering it. The agency names the commune and the quarter, and some of the properties appear on no public listing at all.

What separates a sea-view villa from a waterfront villa in Saint-Tropez?

The distance to the shore, and it cannot be made up. A sea-view villa sits high: the gulf enters the frame from the terrace and from the bedrooms, but getting down to the water means taking the car. It is the more common case, and the one where the view counts for more than the swim. Waterfront means the grounds reach the shore. One point needs stating: in France the shore belongs to the public domain, and a 3-metre right of way runs along properties bordering it. The villa therefore gives direct access to the sea, never a private beach. The addresses concerned can be counted, and they are held early.

Are house staff included when renting a villa in Saint-Tropez?

No, and the distinction is set out from the quotation onwards. The rent covers the house, being met on site and the running of the stay. House staff, a private chef, a driver, security or the use of a boat are priced separately, according to what the stay actually calls for. The principle avoids charging a package to anyone who has no use for it. A party dining out every evening does not need what a family of 12 entertaining at the villa needs. Two of these are held early for July and August: the chef and the driver, whom the whole peninsula wants on the same dates.

What are the Parcs de Saint-Tropez?

A private estate of some 110 hectares, laid out in the nineteen-fifties on the Cap Saint-Pierre peninsula, east of the village. It holds close to two hundred houses in wooded grounds, behind a single entrance and permanent security. That is what built its standing: nobody drives through without being expected, and the properties stay out of sight from the public road. For a stay, the appeal lies in the quiet combined with closeness to the village, minutes away. In return, the estate holds no shops and the beaches have to be reached by car.

Which weeks should you aim for to rent a villa in Saint-Tropez?

June and September strike the best balance between the sea and the quiet; July and August are the full season. At the height of summer the large villas go from one year to the next, often taken again by the same families. A request made in spring for August rarely arrives in time for the most sought-after addresses. The shoulder weeks change that. The water is already warm in June and still warm in late September, the village becomes walkable again and the choice opens up markedly. The season in fact runs on to the late-September regattas, which bring one busy week back before it closes.
