Property prices in Ibiza

Symbol of nightlife and vacations, Ibiza is the most famous island in the Balearic archipelago. 570 km2 of beauty, heavenly beaches and some of the most popular nightclubs on the planet. Breathtaking landscapes, verdant forests and steep cliffs, prestigious real estate and endless entertainment venues complete the picture of a place as fascinating as it is surprising. But if you're thinking of buying a home on this special island, you might be wondering how much real estate costs in Ibiza?

Homebooker takes a closer look in this article.

How much does real estate cost in Ibiza?

Like many prestigious locations, Ibiza remains an island with a tense real estate market in constant motion. Sales come and go very quickly, and responsiveness is essential to acquire the property you've been dreaming of in a sales catalog.

Whether it's a prestigious villa outside town, a beachfront apartment or a rental property, there's no shortage of unique properties on Ibiza. As is generally the case, real estate in Ibiza remains in most cases a secure investment, especially in such a touristy location.

But what are the real estate prices on Ibiza? On the island, property prices can approach those of Paris: sometimes over 10,000 euros/m2, depending on location and amenities. On average, you can expect to buy a property on the island from €7,000/m².

Factors influencing the cost of Ibiza real estate

If Ibiza remains so expensive, it's obviously due to the island's notoriety. But what other factors influence the cost of real estate in Ibiza? Local stone prices have been rising exponentially since the 70s, when the island took a decisive turn towards tourism. Once a simple fishing island, it has now become the symbol of European partying. But there's more to Ibiza than that, and its sumptuous scenery is also a factor in its soaring prices.

The tourist season plays a major role. While the weather is mild for much of the year, the heat of summer and the deliciously warm waters of the Mediterranean inevitably have an impact on property prices.

What's more, with several million visitors a year, Ibiza is a popular destination where overnight rentals can reach exceptionally high values during the summer season. This potential rental yield inevitably has an impact on overall property prices.

It's also worth noting that each region of the island has its own unique attractions, which play a major role in the market price. The capital, Ibiza Ville, for example, remains one of the most expensive locations, as it is inevitably the most sought-after. Families are more likely to turn to this location, where you can find elegant, refined properties and numerous restaurants and shops, all in a quieter seaside atmosphere. But this is not the island's most expensive real estate spot.

San Antonio, for example, a popular spot for party-goers in search of a lively and typical nightlife, also boasts particularly high property prices. In this city, you'll find numerous resorts particularly suited to a young population. A place that's not very affordable to buy, but with outstanding rental yield potential in high season.

Last but not least, Ibiza's new standards of luxury appeal to a clientele in search of exclusivity. In recent years, Ibiza has become home to new-generation marinas, with high-security accommodation and concierge services: hotel-like services worthy of palaces for individual homes.

It's because of all these criteria, with tourism always at the forefront, that real estate prices in Ibiza in 2025 will reach such high levels today.

Average prices for a villa in Ibiza

The average price of villas can vary widely, depending on the factors mentioned above: location and standard of services. Outside town, it's not uncommon to find properties of over 300 M2 set in private parks, with more than a dozen beds and a swimming pool; just as you can find more intimate homes nestling in the heart of villages.

This diversity of properties and amenities offers a very wide price range, from €7,000 to over €10,000/m² for a villa. With an average of around €8,500/m² in May 2025, you'll be able to find your first prestigious properties.
