The evolution of real estate prices in Saint-Tropez

Article written in 2025

A truly prestigious seaside resort, Saint-Tropez has not always enjoyed such popularity and the high prices that go with it. Once a simple fishing village, in just a few decades the town has become one of the most sought-after destinations on the planet, an international meeting place and, above all, a hub for the biggest luxury brands. The real estate market has followed suit, with a surprising and exponential evolution. Homebooker, a local agency specializing in luxury properties, discusses the evolution of real estate prices in Saint-Tropez.

An update on the real estate market in Saint-Tropez

In Saint-Tropez, the real estate market moves relatively quickly, and many buyers and sellers come across each other through advertisements. While almost three-quarters of the market consists of villas, a few prestigious apartments may also appear occasionally.

Although the town's working population and resident population is small, around 4,000 inhabitants (2,000 fewer than in the 1980s), in the summer, a dense and compact crowd invades the resort for several months. With a real estate market offering prestigious properties, more modest housing is becoming increasingly rare. Saint-Tropez's clientele is looking for exclusivity and, in most cases, villas with superior amenities: people head to Saint-Tropez with a certain idea of prestige that they want to find in their property.

A brief analysis of real estate price trends in Saint-Tropez between 2015 and 2025

In July 2025, at the time of writing, real estate prices vary widely. For an apartment, you can currently expect to pay between €5,000 and €22,000 per square meter (with an average of €10,750), and for a house between €8,000 and €42,000 per square meter (average around €21,000 per square meter).

But it hasn't always been this way. In 10 years, house prices have risen by more than 30%, making the local market one of the most expensive among French seaside resorts. As for apartment prices, an increase of more than 20% has been observed over the last 10 years.

This increase can be explained by the town's enduring popularity, its appeal as a rental destination (short-term rental investment), and quite simply its prestige.
